  • Pricing your home correctly is crucial to the selling process. Setting a fair price from the start will attract more interest from real estate agents and potential buyers. Overpricing may reduce interest, while underpricing could result in receiving less than your home’s true value.

  • If you’ve maintained your home in showroom condition, you’re in the minority of homeowners. Once you’ve set the price, it’s time to prepare your home for potential buyers. This involves decluttering, depersonalizing the space so buyers can envision themselves living there, making minor repairs, and performing a deep clean to ensure your home is in pristine condition.

    As your agent, I will leverage professional contacts and the Compass Network Tool to connect with ideal buyer brokers. We will also host open houses for both brokers and potential buyers on an ongoing basis.

  • Receiving an offer is an exciting milestone, but it’s not the end of the journey. We will review each offer carefully, ensuring the prospective buyer is prequalified or pre-approved by a mortgage lender and that the offer meets your requirements. If the offer is too low, you can make a counter-offer or propose alternative solutions to bridge the gap. This could include covering some or all of the closing costs, making repairs, adjusting the move-in date, or leaving behind appliances or fixtures for the new buyer.

You and the buyer will need to compile a list of tasks that must be completed, which may include formal inspections, surveys, and appraisals. Additionally, any required major or minor repairs must be addressed before closing. We will manage these efforts, ensuring each action item is handled appropriately and paid for by the correct party, and that everything is in order by the closing date. A few days before closing, we will confirm with the closing company that all preparations are complete. If you haven’t already, be sure to arrange your move-out so the new buyer can take possession of the home.

  • You’ve reached the final step in the selling process. Closing involves legally transferring ownership of the property to the new buyer. We will meet with the closing company to sign the final paperwork and address any outstanding issues. During this time, we can also make plans to handle final details, such as canceling utilities, cable, and lawn or trash services, updating the names on any accounts the new owner will retain, and providing instructions for any appliances that will remain in the home.
